Community Spotlight: Balerno

The up-and-coming Balerno is a hot topic on buyers lips this 2022 and we can see exactly why. From its quaint village set up, well served schools, community feel and beautiful homes it is no surprise that Balerno is the new place to purchase a property. The need to reside in the city centre is no longer as palpable and many of us are willing to travel that extra bit further if it means living in a nice setting for a great price. Soaking in some views and having scenic walks are becoming more important to buyers and being situated closely to the Pentland Hills is another reason to escape the city.

At Revere, we have recently noticed on many of our clients criteria list that Balerno is a top location inclusive of a property with a spacious garden and an ideal set up for large families. Many homes within Balerno match what our buyers are looking for, although there is a short supply on the market presently for homes with four or more bedrooms. On Rightmove as of the end of March there are 22 properties available for sale ranging from flats to houses with many meeting the needs of those seeking smaller properties.

We recently sold two grand properties on Newmills Road and a lovely detached house on Horsburgh Grove. These were not around for long due to the popularity of Balerno and the size of each home. When it came to the closing date for two of these properties, we received many competitive offers and a successful result for our client. One of these properties was successfully sold off market as a result of the house next door selling in high excess of the home report value. We have recently listed a beautiful five bedroom detached home together with a large garden, conservatory, garage and two spacious living rooms at Johnsburn Road which is following in the footsteps of these two sold properties on the popularity scale.

There has never been a better time to consider selling your home in Balerno and the results speak for themselves. With a substantial number of buyers seeking a move to the prime village along with their excellent buying positions, spring is an attractive time to be recognised in a growing market.
